VIABILITY ASSESSMENT SERVICE

Our project viability assessment service exists to give clients an inexpensive, commitment-free way of getting a research-backed expert opinion, allowing our clients to minimise the usual risk of appointing an architect without a full understanding of the risks and limitations relevant to their project.

The process results in a detailed report (+/- 14 pages) outlining:

  • Legal restrictions & limitations on the property

  • Various design and approval processes which will be necessary

  • Which other consultants (if any) need to be appointed

  • Estimated building costs

  • Estimated timelines for various parts of the project

  • General advice and recommended changes to the brief

  • A full quotation for architectural services necessary for the recommended way forward

 

In the case of multiple sites under consideration, we are able to compare and advise to help identify the best possible site for a project. All advise is based on a researched analysis using all the legal documentation and information which we are able to obtain for the property in question. Any such documentation is also issued to the client for their own use as part of the process. This would typically include Surveyor General Diagrams, Zoning Information, Previously Approved Plans, etc.

 

The Viability Assessment prevents clients from committing to a full architectural appointment without first having all the information needed to decide on the best way forward, if any, for their specific project. It also allows potential clients to experience our professional service before they appoint us for the full project and should the client not want to appoint us, all the relevant information can be kept for other architects to quote more accurately on.

Included:

A Face-Face Meeting

This is most ideally done on site, but we can also do online video meetings for clients who are not locally based. Follow-up meetings, where needed as part of the rest of the process, are also included.

Design & Approval Processes

We determine and list all the various design and approval processes necessary for the project. These are explained in more detail.

Construction Costs

Using the estimated areas, we will guid you in formulating a realistic project budget range based on the current going rate for similar projects in the area. 

Site Information

We obtain various documents like SG diagrams, zoning maps, environmental protection maps, site slope diagrams or contours, etc. These are site specific and can be kept by the client. They are used to analyse the site thoroughly.

Consultant Requirements

We will provide comprehensiv information on the full list of consulatnats that will be needed to complete your project, along with advice and fee estimates.

Timelines

We will help you to estimate realistic timelines including milestones for all the various stages of the project.

Legal Restrictions/ Limits

We look at the site information in the context of building codes and municipal by-laws to identify possible legal hurdles related to the project. 

Project Size

We will work with you to turn your specific space requirements into a realistic area estimate for the building. 

Advice & Quote

We also include general advice which we believe is in the interest of the project.
